What Is Stamp Duty and When Is It Payable in WA?

Stamp duty — officially called transfer duty in Western Australia — is a one-off state tax paid by the purchaser when land or property changes hands, administered by RevenueWA. Duty is calculated on the dutiable value of the transaction, which is the greater of the purchase price or the property's market value.

How Is Stamp Duty Calculated in WA?

WA uses a sliding general rate scale that increases through several bands up to 5.15% on the value above $725,000.

First Home Owner Rate

Current first home owner rate (since 21 March 2025, and still the rate actually assessed at settlement as at 13 July 2026): established homes nil duty up to $500,000, concession to $700,000 (metro/Peel) or $750,000 (regional); vacant land nil up to $350,000, concession to $450,000. Higher thresholds (nil to $600,000, concession to $800,000 established; nil to $450,000, concession to $550,000 vacant land) were announced 7 May 2026 and a Bill was introduced to Parliament on 17 June 2026, but RevenueWA has confirmed these cannot be assessed until its systems are updated — estimated late July 2026. Buyers settling between the 7 May 2026 announcement and that commencement date are assessed at the current (lower-threshold) rates shown here, then can apply for a reassessment and refund once the new thresholds commence.

Family Farm Exemption

Family farm exemption for property used solely or dominantly in primary production, transferred between family members (Form FDA6). Company/trust farm shareholdings may access a separate landholder-duty exemption.
